We are both experienced Realtors and experienced business people. Chris Harrelson ’s work as a practicing attorney, combined with her hands-on experience as broker/owner of Beach Life Realty,

give her the ability to structure creative yet thorough agreements, anticipate possible problems, and work to head them off. Miller Macmillan’s years in marketing and financial analysis help him work with clients in analyzing the potential cash flows and investment merits of many kinds of property.

We work with buyers of primary residences and second homes, as well as those whose primary interest is purely economic. We commonly act as what is called a “transaction broker” in Florida . This means that we offer limited representation to the buyer, seller, or possibly both in a real estate transaction. We have very specific responsibilities to the buyer, including dealing honestly and fairly, accounting for funds, full disclosure of all known material facts (whether observable or not), and specific forms of confidentiality. We do not usually have a fiduciary duty, as legally defined. In some cases we can act as a “single agent” representing the buyer exclusively, but not where we are also representing the seller on a property (e.g., through a listing agreement). MARKET ANALYSIS
We can provide information on market trends for whole areas of the Emerald Coast as well as on specific neighborhoods, developments, and properties. We mine the data from our local MLS and draw on our years of experience and our local contacts to help uncover areas of superior value.



PROPERTY EVALUATION
Once a particular property becomes of interest, we can use the MLS, local tax records, and other information sources to evaluate its history, attractiveness, and the likely motivation of the sellers.



CASH FLOW ANALYSIS
Where carrying costs and rental income are important to evaluating a property’s attractiveness, we can assist our client in developing a cash flow and rate of return analysis framework, and in making estimates about rental rates and costs.


CONTRACT NEGOTIATIONS
We work with the buyer to determine an appropriate price and terms for an offer, present it, and as needed present counteroffers. We deal with the listing agent on the other side of the transaction, or with the sellers where it is one of our listings. Our objective is to find the best terms for our clients under which an actual transaction can be consummated.


PROFESSIONAL REFERRALS
Our experience has led to successful relationships with a variety of service providers in our area, and we’re pleased to refer clients to them when appropriate – important in an area where most buyers are non-resident second homeowners or investors. We do not accept compensation for these referrals. They are simply the result of having had successful dealings with people. We can provide referrals to sources of financing, legal advice, insurance, title work and closings, tax advice (including 1031 exchanges), inspectors, architects, builders and contractors in a variety of trades, decorators, and retailers.


MARKET AND PROPERTY UPDATES
We can provide periodic updates on market activity and other factors affecting a property’s value.


ADVICE ON SALE/DISPOSITION
We are, of course, pleased to represent sellers of property, especially when we helped them purchase it. We provide the complete array of services for pricing, staging, listing, and marketing our clients’ homes and land.
