We work with buyers of primary residences and second homes, as well as those whose primary interest is purely economic. We commonly act as what is called a “transaction broker” in
Florida
. This means that we offer limited representation to the buyer, seller, or possibly both in a real estate transaction. We have very specific responsibilities to the buyer, including dealing honestly and fairly, accounting for funds, full disclosure of all known material facts (whether observable or not), and specific forms of confidentiality. We do not usually have a fiduciary duty, as legally defined. In some cases we can act as a “single agent” representing the buyer exclusively, but not where we are also representing the seller on a property (e.g., through a listing agreement). The full text of
